CANCELLATION Policy for Direct Bookings

Changes to Reservation

• Length of Stay or Date Changes: Changes are subject to availability and may result in a rate change. Any revision to a booking may constitute a cancellation.
• Shortened Length of Stay: The cancellation policy applies to the cancelled nights.
• Refunds: Booking deposits, credit card surcharges, and currency fluctuations are non-refundable.

Cancellation, Early Departure, and No-Show Fees

The client is solely responsible for any cancellation, early departure, or no-show fees, which will be charged as follows:

Cancellation Policy:

• More than 30 Days Prior to Arrival: Full refund.
• Less than 30 Days Prior to Arrival, No-Show, or Early Departure: 100% of the total accommodation cost will be charged.

Early Departures or No-Shows:

• Early Departure: A fee equivalent to 100% per night plus taxes.
• No-Show: A fee equivalent to the total cost of the entire stay.
• Inclement Weather: Fully chargeable.

Terms & Conditions

Please read these Booking Terms and Conditions carefully as they govern expectations between you, ThinkVilla, and the Property Owner.

Booking Agent Role

ThinkVilla acts solely as a Booking Agent for the Property Owner or any authorized agent, as well as for Service Providers (such as catering, chauffeur services, etc.).

Accommodation Cost Exclusions

• Environmental Fee: From January 1, 2024, the Greek government will implement the Climate Resilience Tax, ranging from €1,50 to €10.00 per night, payable upon check-in directly to your Host/Homeowner.
• Payment of Taxes: These taxes are not included in the holiday prices and must be paid in euros at check-in. A receipt will be provided.

Booking

• Provisions: All provisions of your booking with ThinkVilla apply equally to the Contractor and all guests included in the Booking.
• Booking Form: Receipt of the Booking Form constitutes our conditional offer for the rental and any additional services requested.

Property Information

• Property Visits: We regularly inspect each property to ensure accurate information. We will notify you of any major changes.
• Liability: We cannot be held liable for any modifications made without our knowledge or for areas outside the premises.

Check-In/Check-Out

• Check-In: From 16:00 on the day of arrival.
• Check-Out: By 11:00 on the day of departure.

Use of Property

• Occupancy: Only guests listed in the Booking may occupy the Property. Exceeding the Maximum Occupancy may result in immediate eviction.
• Permitted Use: The Property is for personal lodging only. Unauthorized commercial use, parties, or large functions are prohibited unless expressly agreed upon in writing by ThinkVilla or the Owner. Unauthorized use may result in immediate eviction.
• Subletting: Subletting the Property is not allowed.

Children

• Responsibility: Supervision, safety, and behavior of children are the sole responsibility of the guests.

Behavior

• Disturbances: If behavior causes danger, excessive disturbance, or damage, this Agreement may be terminated immediately without refund. Guests must adhere to official Greek quiet hours (15:00-17:30 and 23:00-07:00) and local regulations.

Access

• Property Access: The property owner may access the property for housekeeping, repairs, and inspection.

Pets

• Approval Required: Pets are permitted only with prior approval and completion of the Pet Addendum.

Force Majeure

• Responsibility: Neither ThinkVilla nor the Owner is responsible for force majeure events such as Acts of God, government actions, war threats, terrorism, industrial action, dangerous weather, fires, floods, droughts, airport/harbor shutdowns, transport schedule changes, or other uncontrollable events. No rebate or refund will be offered.

Insurances

• Client Responsibility: Clients are responsible for third-party liability, health, and medical repatriation insurances. ThinkVilla is not liable for the absence of such insurances.

Liability Release

• Property Acceptance: Acceptance of the property after inspection and equipment demonstration implies safety and suitability.

Guest Injury Disclaimer

• Accidents/Injuries: ThinkVilla and the Owner are not liable for any accidents, injuries, or illnesses occurring during the stay.

Safety

• Valuables: ThinkVilla and the Owner are not liable for any loss or misplacement of valuables.

Damages

• Responsibility: Guests are liable for any damages or losses to the Property and its contents.

Feedback During Stay

• Reporting Issues: Report any dissatisfaction with the Property or services immediately. Compensation requires written notice during the Rental Period.
• Utility Shortages: Guests should use water sparingly and note that electricity and water shortages may occur.

Applicable Law-Jurisdiction

• Disputes: All disputes shall be settled by the Courts of Rethymnon, Greece, under Greek Law.
