Perched gracefully above the glittering shores of Palaiokastro, overlooking the timeless beauty of Heraklion’s coastline, this exquisite 2.350m2 private land villa, offers an exceptional sanctuary for up to 14 discerning guests. Six beautifully appointed bedrooms and sophisticated, light-filled interiors flow harmoniously onto expansive outdoor terraces, where the scent of the Aegean breeze lingers and every corner whispers relaxation. Outdoors, 2.350m² of carefully curated green living spaces invite slow, meaningful moments—whether basking in the 50m² private infinity pool (1.80m depth) which can be heated upon request and extra fee for added comfort. Bespoke loungers offer the perfect spot for sun-soaked relaxation, while a shaded alfresco dining area—complete with a gas BBQ, sink, and elegant tableware—sets the scene for long, leisurely meals under the Cretan sky. Ideal for family escapes or gatherings of friends, the villa also features a 5 seater in-pool hydromassage area and ample balconies and lounges to gather with loved ones. A haven of understated luxury and comfort, this retreat invites you to reconnect with sea & nature, embrace mindful living, and savour the pure essence of summer—at your own unhurried pace. For your convenience, secure private parking is provided for six cars.

Private Beach Access & Signature Pergola :
A discreet private path gently winds down to a secluded beach, accessible only to a select few villas or by sea. Promising serene morning swims and treasured moments by the water with family and loved ones. Please note, as the pathway is naturally steep and cliffside, children must be supervised at all times for their safety in this self-catered retreat. Outdoor Pool Heating Policy :
- Pool Temperature | Heating temperature could vary up to 26 °C subject to the outdoor weather conditions.
- Preferred Months | Pool heating is typically used during the months March - Mid June & October, November.
- Advance Notice | 3 days’ notice prior arrival is mandatory for the pool to reach the optimal temperature.
- Additional Fees | 50 €/day
- Booking Duration | Pool heating is exclusively bookable for the entire stay, at the cumulative cost as outlined above.
- Weather Conditions | When the outside temperature is above 25 °C or in case of rain it shall not operate. Kindly note that a pool cover is not available.

Unfolding gracefully across three levels and 500m² of thoughtfully curated interiors, the villa embodies refined, understated elegance, where contemporary minimalism meets earthy, grounding tones. Designed to evoke calm and connection throughout, the home features an elevator for effortless movement between floors, enhancing comfort and ease. Six serene double bedrooms, spread across the lower and first floors, offer peaceful sanctuaries of rest.
The ground floor reveals the villa’s iconic heart: a luminous open-plan living area and fully equipped kitchen that seamlessly extends to the expansive sea-view terrace—one of the most captivating vistas in the region. This level also offers direct access to the sun-drenched pool, the shaded BBQ, and the elegant outdoor dining area—perfect for languid afternoons or starlit feasts. Full-length glass doors dissolve the boundary between indoor sophistication and outdoor serenity, inviting the gentle rhythm of island life inside. Accommodating up to twelve guests in real beds—with provision for two additional guests on air mattresses or the cinema lounge sofa—the villa graciously welcomes up to 14 guests, offering both intimacy and space in perfect harmony.
The lower level unveils an exclusive Wellness Area, reserved for the privileged few—featuring a fully equipped gym with yoga mats, treadmill, static bike, elliptical machine, Smart TV 40’, Marshall Bluetooth speaker, and minibar, alongside a sauna, shower and steam bath for moments of indulgent restoration. Adjacent to the Wellness Area, a curated Wine Cellar offers a selection of some of Greece’s finest vintages, available for guests to enjoy at an additional charge per bottle. A cozy cinema lounge with reclining sofa, Sonos speakers, minibar, Nespresso machine, kettle, 65” Smart TV with Apple TV, and PlayStation 5 promises leisurely enjoyment. This space opens onto a sea-view terrace complete with loungers, a basketball hoop and a ping pong table, gently leading towards the private path to the secluded beach.
