Set in a dramatic clifftop position with a bird’s-eye view over St. Nicolas Bay and the surrounding coast, it is a true sea-friendly, sand-between-your-toes hideaway—where modern glamour meets wild Zakynthian beauty. Designed for families, loved ones, and multigenerational holiday makers, the villa balances togetherness with easy privacy, pairing home-from-home comforts with elegant detailing and distinctive touches—so your stay feels anything but ordinary. External Living | Private Pool & Outdoor Dining with BBQ & Fitness Area

Set across a 350 m² sea-view outdoor haven, this captivating home is crowned by a 50 m² private saltwater infinity pool (depth 1.20–1.50 m), with optional heating upon request (additional fee applies). Drift onto the swim-up sun-bed, unwind in the six-seater in-pool hydromassage whirlpool, then stretch out on plush loungers as the horizon turns gold. As the sun begins its descent, gather in the shaded sea-view dining and lounge area for effortless alfresco living, complete with a charcoal BBQ station featuring a mini fridge, stove, and sink—made for long, unhurried evenings and sunset feasts. It is the ultimate setting for ice-cold G&Ts, coastal air, and the quiet theatre of the sun melting into the sea. For those who like to keep moving, the villa also offers a dedicated outdoor fitness area with treadmill, multi-station machine, elliptical, and yoga mats. Secure parking for up to 4 cars is available right by the villa entrance.

Outdoor Pool Heating Policy:
- Pool Temperature | Heating temperature could vary up to 26 °C subject to the outdoor weather conditions.
- Preferred Months | Pool heating is typically used during the months March - Mid June & October, November.
- Advance Notice | 2 days’ notice prior arrival is mandatory for the pool to reach the optimal temperature.
- Additional Fees | 80 €/day
- Booking Duration | Pool heating is exclusively bookable for the entire stay, at the cumulative cost as outlined above.
- Weather Conditions | When the outside temperature is above 25 °C or in case of rain it shall not operate. Kindly note that a pool cover is not available

*The villa features an eco-friendly Pool, where water disinfection is achieved through a salt electrolysis system offering a natural swimming experience, with nearly zero chemical usage.

Internal Living | Bedroom & Bathrooms

Slide the doors open to invite the salty summer breeze, or settle in on cooler evenings as stars scatter across cloudless skies. The sea-view bedrooms open directly onto the deck—an idyllic vantage point for slow mornings, coffee in hand, with the horizon as your soundtrack. Set across 220 m² of exquisite interiors, the villa features a lavish open-plan living and dining area on the ground floor, complete with high-spec equipment designed for meals worth lingering over. A bespoke, fully equipped kitchen—framed by spectacular sea views—invites effortless culinary moments. The exclusive design includes four sea-view bedrooms, each with an en-suite bathroom, plus an additional guest WC on the ground floor. The villa comfortably sleeps up to 8 guests in real beds, with one additional guest accommodated on the living-room sofa. Maximum capacity: 9 guests.

Living Room (featuring a 55’’ Smart TV) & Dining area & Kitchen, the area offers direct access to the pool terrace with sea-views - One additional guest can be accommodated in the living room sofa • Double Bedroom with King Size Bed (1.80x2.00), en suite bathroom with shower cabin, Smart TV 43’’, access to pool area with comfy sitting • An additional WC is located at the ground floor

First Floor Living Space ( 3 Master Bedrooms)
Three Master Bedrooms with King Size bed (1.80x2.00), all featuring en suite bathrooms, sink & indoor shower. Bonus - All bedrooms feature spectacular sea views. The bedrooms also feature Smart TV 43’’ and direct access to a balcony with sea views. The two available sea-view balconies are shared between the three bedrooms.

Your Home Stay Includes
Welcome basket included, courtesy of the owner • Housekeeping, towels and linen changes every 4 days • Pool and garden cleaning twice per week • Baby cot, High chair &, Children’s plastic (non-breakable) plates and cups are available upon request.

Practicalities
There is secured parking space at the Villa’s premises for up to four cars and there is also an EV Charger • The property is well-equipped with: Fridge with freezer, Electric stove with oven, Nespresso Machine (regular capsules), Filter coffee machine, Microwave, Kettle, Sandwich Maker, Toaster, Juice Maker, Food Processor (Multi), Washing Machine & Tumble Dryer, Iron & Board, Hair dryer, First Aid Kit, Fire Extinguisher, Safety Box, Smoke Detector. There are cameras only at the entrance of the villa for security purposes.
