Perched above the coastline in Agia Pelagia, Seafront Cliff Villa is an exceptional private residence designed for guests seeking space, privacy, and a refined sense of ease. Spanning 800 m² indoors, the villa offers seven sea-view bedrooms, a private wellness area with sauna, steam room, outdoor 4-seater whirlpool with hydromassage features (non-heated) and a gym. The villa welcomes up to 14 guests and is just a 5-minute drive from intimate beaches and coastal coves.

Set in an elevated position in Agia Pelagia, this exceptional residence enjoys sweeping views across the Aegean and stands among the island’s most distinguished villas. Defined by its iconic architecture and conceived for deeply restorative stays, the villa welcomes up to 14 guests and brings together elegant interiors, panoramic views, and a dedicated wellness area with sauna, steam room and outdoor 4-seater whirlpool with hydromassage features (non-heated). Sunlit terraces, refined living spaces, and a strong sense of privacy create an atmosphere of quiet sophistication and ease.

*Kindly note that the villa is located within Theseus Beach Village in Agia Pelagia, a premium residential area. While the villa enjoys a strong sense of privacy, it is not situated on a fully isolated standalone plot.

External Living : Outdoor living is experienced here as a private sanctuary above the Aegean, where approximately 200m² of thoughtfully designed terraces unfold in harmony with the surrounding seascape. -Open-Plan Living Room, 65' Smart TV, Fully Equipped Kitchen & Indoor Dining Area, with direct access to the pool terrace. A shared WC is also located on this floor.
-Ground Master Bedroom : The ground floor hosts an inviting bedroom with direct access to the pool terrace. It features a King Size Bed (1.80 x 2.00) and Smart TV. The bedroom includes an en-suite bathroom with a walk-in overhead rainfall shower and a signature bathtub, combining comfort with ease of use. For an added sense of comfort, the room also features a walk-in closet and an electric fireplace positioned in front of the bed, creating a warm and atmospheric setting.

First Floor (Four Bedrooms)
-Corner Master Bedroom : A beautifully positioned signature bedroom featuring a King Size Bed (1.80 x 2.00) and Smart TV. The bedroom includes an en-suite bathroom with a walk-in overhead rainfall shower, double vanity, and a signature bathtub with stunning sea views, bringing together comfort, elegance, and ease. A walk-in closet further enhances the sense of space and refinement.
-Three Double Bedrooms with en-suite bathrooms : All bedrooms enjoy sea views and feature Queen Size Beds (1.60 x 2.00), Smart TVs, and en-suite bathrooms with walk-in showers.

Lower Floor Wellness Area & Extra Bedrooms (Two Bedrooms)
-Wellness & Fitness Room: An iconic fitness space awaits, featuring a static bike, treadmill, free weights, and yoga mats, all complemented by expansive sea views. A sauna, also enjoying sea views, is featured alongside a steam / hammam room. An additional shared WC is also available. The wellness area provides access to a balcony where the outdoor 4-seater whirlpool is located.
-A comfortable lounge area welcomes guests before entering two beautifully appointed bedrooms. The space features a 65’ Smart TV, PS5 PlayStation, a comfortable lounge sofa, a dining table, and a kitchenette with a large fridge and oven. A washing machine and dryer are also available in this area. A shared bathroom with walk-in shower is also provided.
-Two Sea-view Bedrooms : The lower floor hosts two further welcoming double bedrooms, each featuring Queen Size Beds (1.60 x 2.00), Smart TV, and wardrobe space. Both bedrooms share the bathroom located in the lounge area.
